Pricing FAQ
What is included in the building price?
The building price covers designing and constructing the complete cabin structure — framing, exterior, roofing, insulation, vapour barrier, drywall, rough-in electrical and plumbing, interior doors and trim, and any optional covered deck or garage. Essentially everything needed to deliver a complete, ready-to-finish structure.
How long does construction take?
Most builds take 3–4 months from the time construction starts. Timeline depends on size, complexity, and our production schedule for the season. We confirm your delivery window before construction begins.
Do I need to own land before I contact you?
No. Many clients are still evaluating lots when they first reach out. We can help you understand what to look for in a lot — access, dimensions, setbacks — before you commit to purchasing.
Do you build on-site?
No. We build your cabin in our Saskatchewan facility, then deliver it ready to set on your foundation. This protects the build from weather delays and lets our crew work more efficiently than they could at a remote lake site.
Can I customize the floor plan?
Yes — that's the whole point. Every cabin we build starts with your brief. We develop a custom floor plan that works with your lot dimensions, your family size, and the way you plan to use the space.
How far do you deliver?
We currently deliver to Madge Lake, Lake of the Prairies, Sunhills Resort, and surrounding Saskatchewan and Manitoba lake communities. Contact us for locations not listed — additional delivery may be available.
What isn't included?
Delivery, foundation, crane, site prep, utility connections, permits, final finishing (paint, flooring, fixtures), appliances, and taxes are all quoted separately. We're transparent about this upfront because the total project budget depends heavily on your specific site.
What is a realistic all-in budget?
For most clients, the total project cost (building + all site costs) runs 25–40% above the building price. Site conditions, foundation type, and distance are the biggest variables. Our planning tool gives you a starting point, and a consultation gives you a more accurate picture.
